fast. To get the best deal on these homes, your real estate broker really has

you aware of our PRO-ACTIVE marketing strategies and tactics so as to sell your
home effectively with low days on market and the highest possible net proceeds
to you.

At least 4 time a day check the MLS for
any new listings, price changes or status changes on properties that match the
search criteria with which you instructed me.

Keep you aware of all trends.

Once we’ve identified
particular neighborhoods you have strong interest in, start prospecting DAILY by
calling homeowners of homes in your favorite neighborhoods, looking for those
folks that are not yet on the market, but plan on listing very soon. This will
get you an edge on any other buyer looking for homes similar to what you are
looking for!

Daily check the list of foreclosures,
other bank owned homes, and “for sale by owners” for any new properties that
have developed in this status matching the search criteria you gave me.

Immediately notify you of any and all new
listings that match your search criteria.

Daily be available to you should you want
to personally inspect any property.

Once you find a property upon which you
wish to place an offer, prepare the offer for you and explain in detail every
possible option and each options’ consequences within the offer process.

Present for your consideration and
review, each and every competitive property that has recently sold, is in escrow
and is actively competing with your selected property so that you are well
informed as to what price you would like to offer.

Assist you with negotiating strategies
and present your offer aggressively and creating a perspective with the seller
so that they are motivated to accept the offer that is in your best interests.

Once the offer is accepted, assist you
with all your inspection rights, assist you in satisfying any and all
contingencies, help you shop for the best loan possible & assist you with all
escrow and lender work and follow through until close of escrow and until all
your best interests are met.

Keep in contact with you after the close
of escrow to help you with any real estate or ownership questions so as to
assure your happiness in your new home.
