Notice first of all the most important FACT. |
No single
company controls the market
No single
company controls the majority of agents.
What does this mean to you?
No matter who you list with, chances are,
the one buyer that is most willing to buy your home for its highest market
price will come from OUTSIDE the company you choose to list with.
Think about this a minute … THOUSANDS OF YOUR DOLLARS may
depend on your understanding this FACT!
When an agent makes a presentation to you suggesting that …
“We’re
the biggest company around … list with me …” or they say …
“We’ve
got so many agents with buyers, all I have to do is mention your property at
our staff meeting and someone will have a buyer” … or they say …
“You
know, I can make this sale so easy for you, our firm has so much market share,
you won’t even have to put up with a bunch of buyers bothering you, we have a
buyer for you right now” …
or words to
these effects, then …
WATCH OUT … you’re being set up to have your hard earned
equity and cash proceeds taken from you!
How? …
Simple … when agent’s presentation revolves around the
profiled statements above, take a guess as to where their interests are. Are they putting their own or their own
company’s interests ahead of yours?
You’re right … their company’s NOT yours! These agents know the facts just like I
do. If they were really working for your
interests, they would know that that ONE buyer most willing to pay you the
highest price probably comes from outside of their firm. You should know that NO MATTER WHO YOU
LIST WITH, the greatest probability will always be, that the “highest paying
buyer” will always come from outside of the company you list with. Why?
Because there are always more agents and buyers NOT working with your
agent’s firm than there are working with your agent’s firm. Always!
So, be forewarned and forearmed with knowledge.
Watch out for the “tell
tale” signs of the agent working for their own interests ahead of yours by how they
make their presentations.
Most importantly, always
insist that your agent immediately places your home on the MLS to
allow ALL possible buyers to COMPETE for YOUR HOME,
no matter what company they work with so that you are assured that you are accepting
that one offer from that one buyer most willing to
pay the highest price for your home!
